Landlord Fee Schedule

  • We charge a £200 Set Up Fee.

    (only payable if we successfully let your property)

    This includes: advertising (including photos); marketing; tenant find service; viewings; tenant referencing; right to rent checks; inventory; drawing up the tenancy agreement and deposit collection.

    An eligible Service person may be entitled to be refunded the costs incurred in drawing up the tenancy agreement as per JSP 752.

  • We charge a Management Fee of 14% of your monthly rental income.

    This includes: full management service; rent processing; property inspections; overseeing renovations & repairs; rental statements; contract renewals and ending the tenancy.

  • We are not currently VAT registered so do not charge VAT. However, we need to reserve our right to charge VAT if the applicable law changes or we meet the current threshold. We will keep you updated and provide you with reasonable notice if we are required to charge VAT in future.

  • If we find you a suitable tenant and you decide not to proceed with the tenancy following satisfactory completion of reference checks, we reserve the right to charge you our Finder’s Fee of £200 plus reasonable expenses in respect of postage, travel, telephone, copying, bank charges and other out of pocket expenses incurred in respect of the services we have provided. Please note that all renewal negotiations with existing tenants will be carried out by us. If you decide to no longer use our management services, we will only permit you to negotiate a renewal directly with your existing tenant following payment by you of our Finder’s Fee.

Tenant Fee Schedule

  • Rent is payable pcm at the amount shown on the brochure.

  • If your offer is accepted for a property with OFF THE PATCH you will be required to pay one week’s rent as a holding deposit*.

  • One month's rent payable as your security deposit, which is protected by the Government Deposit Protection Service.

*By paying the holding deposit, you are committing to renting the property, subject to satisfactory reference checks. Once you’ve paid the holding deposit, we will hold the property off the market for you until your checks are complete and the tenancy agreement has been signed. If a tenancy agreement is not signed within 15 days of our receipt of the holding depositwe must either return the deposit to you or retain it, depending on the circumstances**.

The holding deposit will be withheld if you decide you no longer want to rent the property, you provide false or misleading information, or you fail the referencing process. If your application is successful, the holding deposit will be refunded to you once the tenancy agreement has been signed.

  • Fees that can be charged during the tenancy. Where they are outlined in the tenancy agreement these are limited to the reasonable costs for:

    • Replacing a lost key/security device (i.e. electronic fob)

    • Overdue rent
